SITE DESCRIPTION

The Moriarty Industrial Park is a planned industrial complex of 40 acres.  Building lots range from 1 to 2.25 acres, with all utilities available.  The complex adjoins an additional parcel of 100 acres, which is 
also zoned for manufacturing and industrial uses.  Lots within this complex can be readily configured to meet any tenant's need.  Currently, the City has six resident tenants.  Long-term leases are available with attractive incentive rates.

SITE ACCESS

The Moriarty Industrial Park is located adjacent to its easy access, easternmost I-40 interchange.  In addition, the Park is situated one mile from its Municipal Airport, which is equipped with a paved and lighted 7,700 foot runway, and where additional commercial and industrial sites are available.  Commercial passenger and air service is available in Albuquerque, 30 minutes west of Moriarty via I-40 and I-25.

SITE COSTS

Land lease rates vary, but incentive rates begin at less than $85 per acre, per month.  The City will also build-to-suit with competitive building lease rates, or the client may choose to construct their own facility.
 

SITE INFRASTRUCTURE

   Transportation:

  • On Interstate 40 (easy access)
  • I-25 is 30 miles to the west via I-40 in Albuquerque, or 30 miles north via NM41
  • Moriarty Municipal Airport - 7,700 foot, lighted, paved runway for medium air traffic
   Freight:
  • Commercial passenger and air freight service available in Albuquerque.  Local deliveries by UPS, Federal Express, and a host of other parcel and motor freight carrier service lines are also available.
   Utilities:
  • Water - (City of Moriarty) existing 8" to 10" line
  • Wastewater - (City of Moriarty) existing 12" line
  • Electric - (Central New Mexico Electric Cooperative) 3 phase service
  • Natural Gas - (EMW Gas Association) existing 2" to 4" lines
